Mitad de año. Diecinueve transacciones cerradas. Ticket promedio rozando los $900,000. Y la pregunta que me hacen constantemente mis clientes: ¿cómo está el mercado?
La respuesta corta: activo, pero selectivo. El que llega preparado, cierra. El que no, espera.
El comprador que estoy viendo.
Mis clientes no son, en su mayoría, los relocators, son puertorriqueños con propiedades de alto valor — profesionales, familias con equity acumulado, personas que conocen la isla y decidieron hacer su vida aquí. Guaynabo, Santa María, San Francisco, Miramar, Condado, San Juan — ese es mi mercado, y ese vendedor, si desea cumplir sus metas de venta necesita más asesoría que nunca.
¿Por qué? Por que el mercado precisamente esta activo, pero selectivo.
Lo que está frenando a algunos
Las tasas hipotecarias no bajaron tanto como se anticipaba. Los bancos locales ajustaron sus proyecciones — ya no cuentan con las reducciones que esperaban para este año. Para prestamos por encima de los $830,000, el financiamiento entra en territorio jumbo, con requisitos más estrictos y menos opciones disponibles en la isla. Ese comprador necesita llegar más preparado: mayor pronto, documentación sólida, precalificación real — no estimada.
El inventario: el verdadero protagonista
El problema no es la demanda. La demanda está ahí. El problema es que hay muy poco inventario de calidad, que salga al mercado al precio correcto y disponible en las áreas donde los compradores quieren vivir.
Esto tiene dos efectos: las propiedades bien valuadas, con buena visibilidad, mercadeadas correctas y en buenas condiciones se mueven rápido — hemos visto propiedades ir bajo opción en cuestión de días en nuestro inventario. Y los vendedores que entran al mercado con precios aspiracionales sin sustento se quedan solos. El comprador de hoy está informado. Compara, analiza, y no persigue propiedades sobrevaluadas. El segmento de casas, entre los $500-$950k en nuestra opinión esta “hot” si esta se presenta de la manera correcta y si en fin, sustenta el precio.
Lo que espero para los últimos cuatro meses del año
Agosto y septiembre siempre tienen su pausa — temporada de huracanes, regreso a clases, el ritmo natural del verano. Pero el comprador calificado no desaparece. Lo que he visto este año me dice que quien encuentra la propiedad correcta, se mueve independientemente del mes.
Para los vendedores: el inventario escaso trabaja a su favor, pero solo si entran al mercado con una estrategia que atraiga al perfil de comprador para esa propiedad especifica, un precio realista y un mercadeo con alcance. Este no es el momento de experimentar o probar con precios elevados esperando al “novio”.
Para los compradores: si están esperando que los precios bajen significativamente en el área metro de San Juan, probablemente van a esperar mucho tiempo. El momento de moverse es cuando están listos — no cuando el mercado les da permiso.
The Market I Know — and What's Actually Happening
Mid-year. Nineteen closed transactions. Average sale price approaching $900,000. And the question I keep getting from clients: how's the market?
Short answer: active, but selective. If you come prepared, you close. If you don't, you wait.
The Buyer I'm Seeing
Most of my clients aren't relocators — they're Puerto Ricans with high-value properties: professionals, families with accumulated equity, people who know the island and chose to build their lives here. Guaynabo, Santa María, San Francisco, Miramar, Condado, San Juan — that's my market. And that seller, if they want to meet their goals, needs more guidance than ever.
Why? Because the market is precisely that — active, but selective.
What's Slowing Some Buyers Down
Mortgage rates didn't come down as much as expected. Local banks have adjusted their projections — the rate cuts they anticipated this year aren't materializing. For loans above $830,000, financing moves into jumbo territory, with stricter requirements and fewer options available on the island. That buyer needs to arrive better prepared: larger down payment, solid documentation, real pre-approval — not an estimate.
Inventory: The Real Story
The issue isn't demand. Demand is there. The issue is that there's very little quality inventory coming to market at the right price, in the areas where buyers want to live.
This creates two dynamics: well-priced properties, with strong visibility, properly marketed and in good condition move fast — we've seen properties in our inventory go under option within days. And sellers who come in with aspirational pricing without justification sit alone. Today's buyer is informed. They compare, analyze, and don't chase overpriced properties. In our view, the $500K–$950K single family home segment is hot — if the property is presented the right way and the price is justified.
What I Expect for the Last Four Months of the Year
August and September always have their natural pause — hurricane season, back to school, the rhythm of summer. But qualified buyers don't disappear. What I've seen this year tells me that when someone finds the right property, they move regardless of the month.
For sellers: limited inventory works in your favor, but only if you come to market with a strategy that attracts the right buyer profile for that specific property, a realistic price, and marketing with real reach. This is not the time to experiment with inflated prices waiting for "the one."
For buyers: if you're waiting for prices to drop significantly in the San Juan metro area, you're probably going to be waiting a long time. The right time to move is when you're ready — not when the market gives you permission.
